Safety, security, top priorities as City prepares for
New Year’s Eve
 
The City of South Lake Tahoe is preparing for a different kind of New Year’s celebration as COVID-19 numbers rise across the State. SLTPD will be out in partnership with California Highway Patrol, California Alcohol Beverage Control, and other agencies with safety top of mind. “We will have extra officers in the Stateline area to assist with public safety needs,” said Police Chief David Stevenson, “We will be working in partnership with the Douglas County Sheriff’s Office, and other Nevada agencies to help coordinate any responses in the Stateline area.”  
 
Typically, the City would be preparing for the SnowGlobe music festival, but organizers canceled that event earlier this year due to COVID-19 concerns. City Council suspended all special event permits earlier this year, which means there are no sanctioned events happening inside City limits… Read here.
 
Market Update
 
As we close out 2020 and reflect back, it is clear that despite losing roughly two months of the spring homebuying season, the housing market was strong in California this year. And, although the housing market has cooled during the final week, there are still many reasons to be optimistic about home sales and prices in 2021. First, ‘cooling’ is relative and the market remains well ahead of 2019 levels. All indications are that rates will remain relatively low and the economy should heal as the public health crisis abates next year. This means that we can expect more demand for homes in 2021, not less. However, this crisis has also exacerbated California’s long-standing structural issues, and it has become absolutely imperative that we find real and immediate solutions to the supply crisis. If we don’t, California’s economic challenges are only just beginning…

  • Pending median price is currently $608,500
  • Sold median price is currently $587,500
 
The take away from this is clearly reflected in the Sold and Pending Sales prices in the mid $500K- $600K range which is the sweet spot for many Second Home/Resort markets. The median home price for actives has risen with the higher end housing inventory staying on the market longer, naturally. The higher the price, the lower the number of qualified buyers in this Lake Tahoe life style get away market. However, now that you can work, learn, live and play remotely, our Lake Tahoe market has been the poster child get away for our drive and fly markets.
