El Dorado County released from Stay-at-home order, moves back into purple tier
 
SOUTH LAKE TAHOE, Calif. — El Dorado County has been released from the regional stay home order, but has moved right back into the purple, most restrictive, tier of the state’s Blueprint for a Safer Economy.
County officials announced Tuesday afternoon that the greater Sacramento region was removed from the regional stay home order based on the state’s four-week projection putting the region’s intensive care unit capacity at 19.1%, above the 15% threshold that triggers the order… Read here.

  • Absorption rate is currently .925 of a month of Inventory
 
The take away from this is clearly reflected in the Sold and Pending Sales prices in the lower $600K range which is the sweet spot for many Second Home/Resort markets. The median home price for actives has risen with the higher end housing inventory staying on the market longer, naturally. The higher the price, the lower the number of qualified buyers in this Lake Tahoe life style get away market.
