U.S. home prices rise at fastest pace in more than 6 years
 
U.S. home prices jumped in October by the most in more than six years as a pandemic-fueled buying rush drives the number of available properties for sale to record lows.
 
That combination of strong demand and limited supply pushed home prices up 7.9% in October compared with 12 months ago, according to Tuesday’s S&P CoreLogic Case-Shiller 20-city home price index. That’s the largest annual increase since June 2014.
 
The coronavirus outbreak has forced millions of Americans to work from home and it’s curtailed other activities like eating out, going to movies or visiting gyms. That’s leading more people to seek out homes with more room for a home office, a bigger kitchen, or space to work out….Read here.

NHL coming to Lake Tahoe in February
 
 
Sportsnet reported Friday that two National Hockey League games will be played in February outdoors at Edgewood Tahoe Resort in Stateline.
 
Both games will be broadcast by NBC on consecutive days Saturday, Feb. 20, and Sunday, Feb. 21. The Vegas Golden Knights will make the eight hour journey north to host the Colorado Avalanche on Feb. 20, according to the NHL on NBC TV schedule. The next day east coast teams will be showcased, the Philadelphia Flyers and Boston Bruins… Read here.

  • Absorption rate is currently .89 of a month of Inventory
 
The take away from this is clearly reflected in the Sold and Pending Sales prices in the mid $500K- $600K range which is the sweet spot for many Second Home/Resort markets. The median home price for actives has risen with the higher end housing inventory staying on the market longer, naturally. The higher the price, the lower the number of qualified buyers in this Lake Tahoe life style get away market. However, now that you can work, learn, live and play remotely, our Lake Tahoe market has been the poster child get away for our drive and fly markets.
