As anticipated, the market is catching up to the buyer demand slowly but surely. Active listings have increased week over week by 7%, pending sales are down month over month by 5% and homes sold this week, month over month comparison have declined by 7%. Even with these slight changes in the market however the hot market continues as we observe the absorption rate is .8%, less than a month’s inventory of homes available as the buying demand continues to make this a strong seller’s market. The good news is that buyers are finding they can take a bit more time in finding their “cabin in the woods, their sanctuary in beautiful Lake Tahoe” and they have slightly more options to choose from. The market is showing continued strength as sellers are preparing their homes for market and all in time for the snow, ski and winter holiday season that is rapidly approaching. AlertTahoe is a network of 13 cameras set up around the Tahoe Basin to detect and track wildfires. The cameras feature a state-of-the-art pan-tilt-zoom technology that tracks wildfires as they grow and move, allowing for better preparation and monitoring. You can view all cameras on the AlertWildfire website. The project was funded through the Nevada Seismological Laboratory (NSL) at UNR, the Tahoe Prosperity Center, the Parasol Tahoe Community Foundation, the Eldorado National Forest, and the USFS Lake Tahoe Basin Management Unit.
