Clean Up The Lake Fundraiser 
We are proud to announce on this coming Sunday, July 19th, at 5:00 pm, the 1st Lake Tahoe Art Auction & Clean Up The Lake fundraising collaboration. Clean Up The Lake focuses on cleaning, not only the beaches of Lake Tahoe, but also cleaning up garbage that has sunk to the bottom of the lake through SCUBA and free diving. Since 2018. Clean Up The Lake has removed thousands of pounds of garbage from the bottom of the lake and even more from the beaches. The auction is featuring three images each from four local photographers: Brad Scott, Dylan Silver, Nick Cahill, Abe Blair and Michael Eadington. All of the money raised in the auction, beyond the costs of the prints themselves, will go to Clean Up The Lake.  A Decade of Devotion: Tahoe Fund Turns Ten
For the last 10 years, the Tahoe Fund, a nonprofit that funnels philanthropy and donations to projects that restore the environment at Lake Tahoe, has been a major resource to the Tahoe Basin. The Tahoe Fund champions private-public collaboration. And it has been very successful in this model. In the last five years, it has leveraged $2 million of private funding into more than $40 million of public funding. The Tahoe Fund takes its partnerships one step further. It not only provides the money, it convenes people-from U.S. senators and state governors to local volunteers. As a result, the organization has collaborated on dozens of projects to restore Tahoe’s forest health and lake clarity, build trails, donate mountain bikes to kids, battle aquatic invasive species, restore pivotal components of the Tahoe watershed, educate tourists about stewardship and much more. Homebuyer mortgage demand spikes 33% as rates set another record low 
Mortgage applications to purchase a home rose 5% for the week and were a remarkable 33% higher than a year ago, according to the Mortgage Bankers Association’s index, which was seasonally adjusted, including for the Fourth of July holiday. Buyer demand has been incredibly strong since mid-May, after the coronavirus shut down most housing activity in April. The only thing standing in the way of more sales is the record low supply of homes for sale. Home prices gains continue to accelerate, so low mortgage rates are giving buyers much-needed help. The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances of up to $510,400 dropped to 3.26% from 3.29%. Points, including the origination fee, for loans with a 20% down payment decreased to 0.35 from 0.36. Click here to finish reading. 
 South Lake Tahoe Real Estate Market Stats

 
With a 1.4% absorption rate, Lake Tahoe real estate is an extreme seller’s market with properties getting multiple offers. Given the current state of the Covid world and while access to Tahoe for many is virtual, somewhat counter- intuitively, we are still enjoying an active real-estate market where solid values can be obtained by the buying and selling markets. Real estate listing Inventory is maintaining a slow but solid number of new listings coming to market while other inventory leaves the market in the form of sales (see absorption rate above) or expired listings. What we look for in these leading indicators is direction of the RE market for purposes of anticipating pricing and sales expectation. What we see currently is consistency (as opposed to volatility, such as the liquid equity investments markets). Please don’t hesitate to reach out to us and discuss the market place and how this might affect your plans for your real-estate at the moment we have green lights and blue skies but we’ll have to view it virtually! Update on Coronavirus Market Impacts 
Many positive signs abound for California’s economy and housing market. However, much of the recent data has yet to be impacted by the spike in Coronavirus cases and positive tests. Overall, preliminary indications are that the housing market recovered much of its lost ground in June and economic data continues to improve. Still, uncertainty has also grown in recent weeks and the downside risks have also increased with a larger likelihood that the recent recovery could lose some momentum in coming weeks. Finish reading here.
