The Economy Gets a Boost That Could Lead to Higher Home Prices, More Bidding Wars 
 
The unemployment rate fell to 13.3% in May as more cities and states reopened and many furloughed employees were called back to work, the U.S. Bureau of Labor Statistics announced on Friday. While unemployment is still high, it’s less than April’s rate of 14.7% and well under the predictions of many economists. “There are signs that the better-than-expected jobs situation is already having a positive effect on the housing market. We’re seeing more home buyers in the market than we did this time last year,” says realtor.com® Chief Economist Danielle Hale. “It’s shaping up to be a hotter-than-expected summer in the housing market.” Finish reading here.

Mortgage demand from homebuyers amazes again, now up 13% annually despite rising rates
 

Mortgage rates started the week near a record low but rose steadily throughout the week, with a spike on Friday, following the May employment report, which was much less dire than expected. The average for the week, however, showed only a small gain, with the 30-year fixed increasing to 3.38% from 3.37% for conforming loans with a 20% down payment. Points, including the origination fees, were unchanged at 0.30. Click here to read more.

With a 3.8 monthly absorption rate, we are in a strong seller’s market. Given the current state of the Covid world and while access to Tahoe for many is virtual, somewhat counter- intuitively, we are still enjoying an active real-estate market where solid values can be obtained by the buying and selling markets. Real estate listing Inventory is maintaining a slow but solid number of new listings coming to market while other inventory leaves the market in the form of sales (see absorption rate above) or expired listings. What we look for in these leading indicators is direction of the RE market for purposes of anticipating pricing and sales expectation. What we see currently is consistency (as opposed to volatility, such as the liquid equity investments markets). Please don’t hesitate to reach out to us and discuss the market place and how this might affect your plans for your real-estate at the moment we have green lights and blue skies but we’ll have to view it virtually!
