It’s no secret that the Fourth of July weekend is prime time to be at Lake Tahoe. Tens of thousands choose to spend our nation’s Independence Day on the shores of one of its most stunning natural treasures.
In past years, big crowds have created the potential for big environmental impacts on Lake Tahoe’s water clarity, ecological health and scenic beauty. Fortunately, thousands of Keep Tahoe Blue volunteers have dedicated the morning of July 5 to protect Lake Tahoe from pollution.

Mortgage rates rose last week, along with demand for refinances. That may sound counterintuitive, but it speaks to the larger picture of where mortgage rates are heading.
Applications to refinance a home loan rose 3% last week from the previous week, according to the Mortgage Bankers Association’s seasonally adjusted index. Volume was 9% lower than a year earlier.
The data comes as the average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances ($548,250 or less) rose to the highest level in a month. It increased to 3.18% from 3.11%, with points increasing to 0.48 from 0.36 (including the origination fee) for loans with a 20% down payment. Tahoe Fund Receives Nearly $300k in 2 Years from Vail Resorts
In just 24 months, Vail Resorts has raised nearly $300,000 for the Tahoe Fund in support of new trails and environmental stewardship projects in the Tahoe Basin. A partner of the nonprofit since its inception, Vail Resorts has raised funds to support projects spearheaded by the Tahoe Fund through its $1 for Tahoe guest donation program—part of the company’s EpicPromise community impact program. Most recently, donations from Vail Resorts have been leveraged as a triple match to fund the Lily Lake Trail construction ($75,000), and as a match in support of the Clean Up The Lake efforts to remove trash from all 72-miles of Lake Tahoe’s shoreline ($25,000).

Absorption rate of 1.7 months of inventory; This is definitely a sizable improvement on the buy side pressures of past limited inventory albeit, still a strong seller’s market.
We’ll continue to keep an eye on the inventory increases that is being seen in the market as predicted. This will allow for a more balanced market and for a more diverse inventory to appeal to the buyer’s needs. Sellers are still in the driver’s seat with less than 2 months active listings on the market.
3-5 months inventory is considered the range for an equal playing field when buyers and seller negotiate, providing additional options for buyers to consider when making an offer with a bit more leverage. This is a good sign considering the buyer exhaustion experienced over the past year which has soured the buying experience.
