Good news-2018 should be a year of continued stabilization in our South Shore Lake Tahoe real estate markets with slow but steady growth, both in sales at 2.5% – 1.5% and pricing projected at 3.5%- 4.5% appreciation as forecast by National Assoc.of Realtors and California Assoc .of Realtors respectively.  Since we hit the bottom of the market in 2012, we have seen double-digit uptick in pricing (year over year) but a decline in sales due to low inventory and pricing increases presenting affordability issues.  The good news-US underlying economic fundamentals are forecast to be stable: GDP at under 3.5%, unemployment lowering to 4% and mortgage interest rates projected at historic lows of 4-5% all of which contribute to consumer confidence uptick!
Lake Tahoe and “resort & second home” real estate markets have enjoyed the spotlight historically for following reasons, all of which are fueling stabilized values and driving a new infusion of qualified home buyers, investors and vacation lifestyle buyers:
