Lake Tahoe real estate is getting snapped up at a record pace, as San Francisco tech workers flee the city in search of more space and a healthier lifestyle. A new wave of urban flight is reshaping real estate markets from New York to Chicago and Los Angeles to San Francisco. As part of this shift, Lake Tahoe is seeing unprecedented bidding wars, buying activity and price increases. Brokers say the inventory of homes for sale has shrunk to about one-fifth to one-tenth of the usual levels.
Lake Tahoe has long been a bucolic escape for Californians looking for a getaway and, on the Nevada side, lower taxes. But the latest buying surge is larger than any the market has seen, brokers say. They say tech workers and investors in the Bay Area, as well as media types from Los Angeles, are coming to the Tahoe area in search of larger homes with home offices, more land for the kids to play, and access to outdoor activities such as swimming and bike riding. At the beginning of the coronavirus pandemic, mortgage industry experts forecast that benchmark interest rates might fall, but wouldn’t drop below 3%.But now, that’s just what has happened. And many economists predict that mortgage rates will remain below that threshold into 2021.
The 30-year fixed-rate mortgage averaged 2.98% for the week ending July 16, down five basis points from the previous week, according to Freddie MacFMCC, -1.22%. This is the first time since Freddie Mac began tracking mortgage rates in 1971 that the rate on the 30-year mortgage dropped below 3%. And it is the seventh time so far this year that Freddie Mac’s mortgage rate survey had reported a record low.
Currently, the absorption rate is less than one month at .94%. This is compared to last week’s absorption rate of 1.04%. Additionally, the stats have had a big change compared to last week’s 127 actives, 188 pending and 122 sold properties. For those of you following along with our weekly stats, take note and hope as a buyer, the peak appears to have crested in the very recent past rear-view mirror in that the pending sales have calmed down from the 202 last week to 188 for this week. Active listings are only down by a hair, with home sales being the big gorilla in the room at 122 closing this week month over month vs last week’s 98. That is a WHOPPING 20% increase in home sales in just ONE week! Simply put is that the inexplicable rush to buy in Lake Tahoe saw a peak this last week which was indicated by a relatively significant drop off in the pending sales with a 7% decline in pendings. Listings will start increasing not by a lot, but enough to help buyer’s feel a slight even keel. The new shoreline program includes enforcement of the 600-foot no-wake zone at Lake Tahoe. The no-wake zone minimizes the noise impacts of motorized watercraft on residents, visitors, and wildlife. Within 600 feet of the shoreline, the speed limit is 5 miles per hour. The no-wake zone includes all of Emerald Bay and creates a 100-foot no-wake zone buffer around swimmers and paddlers and a 200-foot no-wake zone buffer around all piers and buoys.
Signs of economic optimism continued to persist last week, particularly with respect to the housing market. REALTORS® are feeling more optimistic, buyers still want to buy, and rates remain very favorable. However, the recovery is running into headwinds that have increased uncertainty about the future with key, fundamental indicators like jobless claims and consumer confidence both moving in the wrong direction. We continue to remain optimistic about the recovery but have grown more cautious in recent weeks.Buyer demand remains robust: Although the economy has suffered a few setbacks in recent weeks, demand for housing remains strong as mortgage applications for new purchases increased by more than 20% on a year to year basis last week. This was a slight decline from the previous week as the homebuying season begins to fade towards the end of July, but it was an acceleration compared to the same point in 2019. Record-low interest rates are likely compounding the urgency for buyers that has already been created by interest in housing that better meets their needs in a lockdown environment. Sellers more positive in weekly survey of REALTORS®: Sellers took a big step back during the onset of the crisis, with the percentage of consumers who respond to our monthly Housing Sentiment Index saying it was a good time to sell falling by more than half in March and April. However, those numbers have rebounded for three consecutive months. In addition, just 16% of REALTORS® surveyed over the weekend reported that they had a seller remove their home from the MLS last week-the lowest reading since we began asking the question in late-May.
